Restoring an old Malleshwaram home
Many houses between the old crosses and mains of Malleshwaram carry details that are hard to find today: red-oxide floors, carved wooden doors and windows, courtyards, Mangalore-tile roofs and generous ceiling heights. They also carry old wiring, tired plumbing and roofs that let in the monsoon.
We restore these homes by keeping what is sound and renewing what is worn. Wooden doors and windows are repaired rather than replaced where the timber is good; floors are patched and polished where they can be saved. Behind them, the wiring is brought up to today’s loads, the plumbing and drains are replaced, and the roof and terrace are properly waterproofed. New rooms — a modern kitchen, an attached bathroom — are designed to sit comfortably beside the old ones.
When rebuilding is the better answer
Not every old house can be saved economically. Where the structure has failed or the family needs far more space, a rebuild may serve better. Our engineer inspects the house and tells you plainly which way the numbers point, then either plans the renovation or designs a new house for the plot — one that can still take cues from the street it stands on.
Shops and food outlets on the commercial streets
Sampige Road, Margosa Road and the market streets around 8th Cross are among the busiest shopping streets in the west of the city, and their shops and eateries change hands often. Building on narrow lanes
Some of Malleshwaram’s inner lanes are too narrow for a ready-mix truck or a large lorry, and overhead cables and old trees limit what can be lifted. We check the lane, the cables and where a vehicle can stop before the design is final, then choose methods to suit: smaller deliveries, on-site mixing where a truck cannot reach, and a site layout that keeps material inside the plot rather than on the lane.
